Offices with a yield of £115,000 a year are set to be on the auction block.
Dudley Court North, situated at the Waterfront Business Park in Brierley Hill, is open for bids from £750,000.
Set for auction on Thursday (July 11), commercial auction director at Bond Wolfe, Ian Tudor, revealed that the offices have around 115 years left of the lease, and has established tenants paying a total of £115,029 a year.

Mr Tudor said: "This is a modern, well-presented office building with five suites on both the ground and first floors, together extending to approximately 16,106 sq ft."
“There are 21 allocated car parking spaces, with 10 underground and 11 above ground spaces.
“The property is gated out of hours and benefits from CCTV, 24-hour site security and extensive landscaped grounds."
He added: “Dudley Court North has a long leasehold for a term of 150 years with effect from March 25 1989, leaving approximately 115 years unexpired, at a peppercorn ground rent.

It is expected to become even more accessible with an extension to the Midland Metro line introducing a new station at the Waterfront.
This will offer direct access to Birmingham City Centre, the national railway network and Birmingham International Airport.
Further accessibility is provided by its proximity to junction three of the M5 motorway.
Dudley Court North is one of 194 properties on sale at Bond Wolfe's next auction, set to start at 8.30am on Thursday (July 11).
